Our Staff are always fully trained and thoroughly informed in all aspects of the Residential Tenancies Act to ensure the correct procedures are in place for you at all times.
We will closely monitor the rental market and review the rent on your investment property prior to any lease renewal being entered into. All rent reviews will be discussed with you directly before being put into place.
Retire 4 Life Property Management is committed to selecting the right tenant for your investment property as we believe ‘a good tenant makes a happy Landlord’. Our detailed screening process aims to establish that prospective tenants can meet the responsibilities of the Tenancy Agreement.
As we are a member of TICA the Tenancy Information Centre of Australia, we can assure you that all applicants will have an Australia wide tenancy record check for the past 7 years of their rental history.
All applications will be processed equally by our competent staff and you will be kept informed so you can take part in the selection process. After all, this is your investment property, ‘don’t you want to know who is living in it’?
Once the selection process has been completed and you are happy with your choice of Tenant, we will prepare all necessary documentation and sign them on your behalf. A copy of which will be sent to you for your records. Once your Tenant has taken possession of the property their first inspection will be carried out by one of our staff at 6 weeks, thereafter all inspections will be on either a 4 or 6 monthly basis, whichever you prefer. These are at no extra cost. Any maintenance and or repairs will be addressed with you immediately and a written copy of the report will be sent to you.
At Retire 4 Life Property Management we believe in providing the best service at an affordable rate and our fees are fully tax deductible. A monthly itemised statement will be either emailed or posted to you indicating all income and expenditure for that period. Any accounts paid on your behalf will also be included for your records. If you would like our office to arrange payment of any water/council rates, insurance policies, please contact your local council and have them redirect the accounts to our office.
As you are probably aware, on the 1st May 2006 it is illegal not to have smoke detectors installed in all properties; we have qualified electricians that can install the correct amount required by law which is determined on the size of your home. At the commencement of each tenancy the smoke detector battery has to be changed, we can arrange this for you. Should the same tenant reside in the property for more than 6 months, then the battery needs to be changed on an annual basis.
Here at a Retire 4 Life Property Management we understand that insuring properties in which you own but do not reside can be a daunting and complicated task. We can recommend several of the most comprehensive and tailored Landlord Insurances Packages available for you to choose from. Are you aware that standard building insurance does not cover you for accidental damage that may occur within the property?
